onMain is a place for inventors, dreamers, innovators and creative spirits. It is a neighborhood that embodies the best of Dayton, A place where tinkerers will tinker. Inventors will invent. Dreamers will dream. A place that sparks innovation and echoes Dayton’s can-do, creative spirit. In essence, onMain is a model innovation district that will also contain a mix of nonresidential uses, residential uses and community uses all located on Main Street, the most prominent street in the City of Dayton.
If you are a developer dedicated to creating a high-quality place that is sustainable, technologically advanced and encourages a healthy lifestyle then there is a place for you onMain.
Develop onMain
There are five employment focused buildings planned as part of the neighborhood. The first one is currently under development. The intent is to start development at the southeast corner (intersection of Stewart and Main Streets) and work from the edges of the site inward. The University Financing Foundation (TUFF) is currently developing the first employment building on the site, the Think Dayton building.
In addition to employment building development opportunities there are opportunities for residential development, including apartments and live/work units. Initially, there are five buildings with a total of approximately 1.3 to 1.5 million SF of residential use planned for the development. The amount of residential buildings may change depending on market demand.

PUBLIC SPACE
18,000 SF
A formal gathering space that accommodates special events and encourages social interaction. The landscape will be a blend of hard and soft surfaces and complement the building lobby.
PUBLIC SPACE
2.5 AC
Canal Park will enhance stormwater detention and create a water feature amenity that combines ecological services and aesthetics. The landscape will be a mix of natural and hard edges that includes a walking path and provides a connection to the Great Miami Trail.
PUBLIC SPACE
The multi-use community trail extends along the western edge of onMain, connecting the Roundhouse Plaza and Northern Bluff south to the stormwater park and Stewart Street. The trail encourages an active lifestyle and provides an engaging frontage for housing that face west toward the river. It will connect to the existing Great Miami River Trail via a bicycle and pedestrian bridge over Patterson Boulevard that reuses the remaining bridge abutments from a former rail bridge.
PUBLIC SPACE
APPROX. 3 AC
Envisioned as the community’s living room, this open space is approximately three acres and will be the primary community gathering space with flexible areas for a variety of events. It will function as an outdoor extension of the Roundhouse and highlight this important historic building. This open space is planned for a later phase of development.
PUBLIC SPACE
APPROX. 2 AC
This open space will celebrate the views of downtown and the river over the hillside. The landscape will be a passive green space with hardscape features for strolling and relaxing. The space will be strongly linked to the Roundhouse Plaza and offer outdoor amenity spaces that serve office users.
Main Street will become the pedestrian-friendly seam that connects onMain to its surroundings. Local retailers, dining, and community uses along Main Street will invite people to meet their neighbors and try something new. Along the sidewalks, shade trees, bicycle parking, and benches will be provided to create a safe and welcoming place for people.
The shared street, parallel to Main Street will be a unique space that will provide a view corridor to the Roundhouse; be a curbless street with pavers and extensive landscaping that sustainably manages stormwater; and encourage cars to travel slowly due to pedestrians and cyclists mixing in the street.
